DO YOU WANT TO MAKE AN APPLICATION FOR A PROPERTY?
If you have seen a property being marketed by Emma Creasey Lettings and wish to make an application to rent it, simply follow the steps below: (please note the below applies to an individual /joint application only.
- Please telephone or email EC Lettings using the contact details to discuss with one of our Agents the terms on you wish to proceed with a potential Tenancy. Once we have spoken to the Landlord to discuss we will contact you as soon as possible to let you know. If we are to go ahead, we will then send you an email requesting you to complete a Tenant Information Form and return to us, pay a holding deposit (equivalent of one weeks rent) and commence the online referencing application (via Let Alliance). **Please note that the holding deposit must be paid to us within 24 hours of confirmation that Landlord is happy to proceed subject to referencing. Payments can be made via bank transfer, cheque or cash ie NO card payments accepted.
- Complete the Tenant Information form and online application as accurately as possible. *Please note that this is a credit check and it will highlight any adverse credit and bankruptcy which may delay your application. Should you have any adverse credit history, please advise us prior to us processing your application so that we can discuss other options with you. Please note that should any adverse credit eg a County Court Judgement, bankruptcy or similar be highlighted or any other factor during the referencing process, and the Landlord chooses not to proceed with the Tenancy on this basis, the holding deposit will not be returned in accordance with the Tenant Fees Act 2019.
- Wait for us to let you know that your application has been successful and when the Tenancy can commence. *Please note that we require a deposit equal to the sum of five weeks rent plus one months rent in advance to be cleared funds, prior to us handing keys to you. We will usually email you the Tenancy Agreement and associated paperwork and also ask you attend the office to verify your identification (a legal requirement in accordance with the Immigration Act)
Please note that the Holding Deposit is per property and covers the referencing and preparation of the tenancy and is held in accordance with the Tenant Fees Act 2019.

Deposits are held with the Deposit Protection Scheme (DPS). This is the only government-authorised custodial scheme. The DPS is independent and offers a free Alternative Dispute Resolution (ADR) which in the case of a dispute aims to resolve quickly and without the need for court action.
